Breath of Life Bandon · Bandon Phase 1 · Bandon, Oregon

Forty new homes on a Bandon block, framed in steel.

Phase 1 sets two buildings on the block between Grand Road and Harlem Road, facing 17th Street. Every home has its own patio. Open breezeways hold the stairs and elevators, and both buildings carry shared roof decks on two levels. The steel frames are wrapped in AAC panels and finished in stucco and cultured stone, under a dark bronze metal roof.

    01 · The community

Breath of Life, on one Bandon block.

Breath of Life is the community model developed by Promised Land and fulfilled by Rogue Modular, with Turning Point as community partner. In Bandon it grows in three phases between Grand Road and Harlem Road. Phase 1 puts two buildings north of 17th Street, with parking off the alley and down a center drive.

Phased site plan, Breath of Life Bandon Phase 1 north of 17th Street with two buildings; Phase 2 between 17th and 18th Streets with four building envelopes and a community building; Phase 3 between 18th and 19th Streets with four building envelopes and a community building. 02 · The building and its amenities

    The Landing, in two forms.

The Landing, designed by Rogue Modular and Parti Architecture, is a 52-by-170-foot building: three blocks joined by two open breezeways, with eight homes on every floor. Phase 1 uses two of its roof forms, both three stories under Bandon's 35-foot height line.

Sheet A03.00, West Building north elevation Rendered north elevation of the West Building from the model ⇆A03.00Model

West Building, north elevation (alley side). Window sizes are scaled from the 1/8" elevations; heights follow the drawn level lines: 10'-0", 20'-0", 30'-0" and the 35'-0" maximum. The breezeway ends follow this sheet: a 4'-11" opening between stucco returns, horizontal-bar guards and solid landing bands. Differs: the covered breezeway stair stops at the 20' deck, and an exterior stair and bridge reach the upper deck, so the bridge guard shows above each canopy valley (owner-directed; positions assumed). The box beside each breezeway on the wing deck is where the elevator opens onto the deck (assumed). The two posts on each canopy valley are drawn but not labeled; their place along the breezeway is assumed. The drawn canopy's high edge scales to about 35'-7".

Sheet A03.01, East Building south elevation Rendered south elevation of the East Building from the model ⇆A03.01Model

East Building, south elevation (17th Street). The breezeway ends follow this sheet, as on the West Building. Differs: the covered breezeway stair stops at the 20' deck, and the exterior stairs and bridges to the end-roof decks show above the canopies (owner-directed; positions assumed). The drawn single-slope end roofs become decks behind a visor at the same pitch, as the owner directed; the visor form is assumed. The pergolas are drawn in elevation; their depth on the deck is assumed. The model's stone placement follows the owner's renderings; the elevations do not show materials.

    Amenities

    6Roof decks

    Roof decks on two levels

The lower decks at 20 feet, on each West Building wing and across the East Building's center, are reached by the elevators and covered stairs, so everyone can use them. The upper decks at 30 feet, the West Building's center roof and the East Building's two end roofs, are open-sky lookouts reached by exterior stairs. Built-in L-shaped sectionals and a planter along every wall; no loose furniture, because of the wind.

    Materials

    Built to last.

A steel frame, AAC panels, and stucco and stone, as confirmed by the owner. Promised Land builds its own communities with Rogue Modular's full Type II methods and materials, its best-practice package, rather than the standard, less expensive options. Interior items follow Rogue Modular's standard specification.

    Structure

    The look and feel.

Renderings supplied by the owner. They set the character: stucco, cultured stone, wood soffits, planting and the feel of the roof decks. Where they differ from the Bandon drawings, the drawings govern.

    Front

Stone across the center block, stucco wings, stone corners.

Differs: Rogue Modular's A1 roof option at two stories. Bandon Phase 1 is C3 and B3 at three stories.

    Rear

Differs: A1 roof option at two stories.

    End

Stone bays around the recessed corner patios.

Differs: shows recessed balconies at both corners; A02.10 places the patios at the north corner and mid-face.

    Rooftop deck

The feel of the amenity decks: lounges, dining, fire tables and planters.

Differs: A1 shed roofs and skylights, not in the Bandon drawings.

    Community, early study

Roof decks across the community and a garden between buildings.

Differs: A1 roofs; the civil layout places a community building of about 14' × 40' in Phases 2 and 3.

Differences from the drawings, noted on each view. The owner's renderings show the A1 roof option at two stories; the elevations show no materials; the 3 BD and east-wing furniture is not drawn; the elevations and Parti's 3D views frame each breezeway end with stucco returns, while plan A02.10 draws the ends open, and the model follows the elevations; the civil exhibit draws the walk connections from the north sidewalk 4' to 8' to the side of the breezeways on A02.10, so the model lines them up with the breezeways. Everywhere they differ, the model follows A02.10, A03.00 and A03.01.
